Basically, we were minimally impacted.  I subscribe this to the fresh water that exits Mobile Bay at our eastern border.  These staggering outflow rates from theMobile River Basin, which is the largest Gulf Coast drainage east of the MississippiRiver, held the ill effects off our shores.



Beaches are still looking great on the island.  Most homes are ready to rent with great beaches and plentiful shells. (My "Chill Out" & "Dune House" are in perfect condition)

Most beach front and beach access homes have very strong Spring and Summer reservations at the beginning of of April.  An example was my Gulfview/access "Chill Out" which is reserved from March through the 1st of November.

January has seen a dramatic upswing in interest and sales contracts.  Most Short Sales are under contract and most beach front homes have pending contracts. 

There are still low prices and a strong demand for rentals but Federal Reserve announced pull backs in interest rate support will see higher rates as 2011 moves forward.  Now is a great time to buy, use or rent during the Summer.

Shops are open and eager to visit with old customers and make new friends. Specific info just email.

Dauphin Island's Gulf of Mexico beaches continue to be beautiful, the waters clear and local seafood boats and shops are serving up some of the best fish and shrimp that I can remember.

Spring and Summer rentals are recovering and we expect to see no-vacancy signs going up over the next few months.

Beach home sales and condo sales are picking up for the usual winter buying surge.  Buying now gets you a full rental season of income.  Certainly a smart return on investment.

Holiday Isle continues to be a popular rental and sales property as the newest and most luxurious beach front condo property.  the Foreclosure by RBC bank has not affected the previously sold 50+ units nor any of the public areas which are owned and well funded by the existing owners.

Our agency and myself has the deal with the lender to sell the foreclosed 2 & 3 bedroom units.  They are NEW and in great condition. thsi property is very popular with Snowbirds, Springbreak and Summer rentals.

For those looking for a beach vacation this summer I advise reserving now.  I have personally had to disappoint dozens of families who which to rent my beach homes.  Especially if you wish to bring the pets to our Pet Friendly beaches the availablity of homes is very tight.

My beach view home is now reserved until November 1st. 

For the owners this increase in business is a shot in the arm.  We still have been less effected by the downturn and had a very good rental season in 2009 and 2010 will be back up to past standards.

Thanks to all who make our island at the end of the road your destination.
