I know you are expecting some doom and gloom forecast for the Dauphin Island real estate market.

Although, there are some foreclosures and short sales these are the exceptions and not the rule.  I will be happy to help with these transactions as it benefits both the buyers and sellers but be prepared for weeks if not months of waiting while the banks get around to responding.

No, the main change I see is that prices have retreated to a level where folks are buying again.  And the buying is mostly non-distressed homes and lots.  If your goal has been to wait until the prices stabilize and are looking for some plum properties then the time is now.  Smart investors, 2nd home buyers and relocators are out in droves looking at properties and making offers.  Offers are easy, the prices are good and financing can be arranged.

Contray to what many have thought, RENTALS are filling up fast.

Maybe it is because I have a very aggressive rental marketing plan in place but I now only have 3 open weeks from March 15th through August 8th.  This is even better than 2008 which was a record year for "Chill Out".

I know things are tough but I believe many new folks are finding Dauphin Island because we are the low cost provider of beach vacations.  Even with 50% off in the Florida Panhandle we are still a bargain.

I keep my secrets close but if you choose to list or buy from me I will be happy to share my secrets to a blockbuster rental income.

The rental agents who see my response rate are shocked with the multiple inquiries I receive EACH day on each property.  I even shock myself!!

Anyway, the inquiries bode well for the recovery and point toward coastal real estate poised for a rebound.

Winter is here and the rentals are filling.

January is always fun on Dauphin Island.  Many of our favorite Snow Birds arrive just in time to enjoy the first two Mardi Gras parades of the whole season right here on Dauphin Island.  We do it a little differently with many families setting up tents and grills along the parade route and start grilling at daybreak.  For a few hours our sleepy little barrier island of a couple thousand comes alive with the sounds of carnival.  The main difference is we are strictly "G" Rated and it is still a small town affair.

If you have the chance to come join us sometime make it a point to congregate at the ACP Realty office and meet our good friends.
