Why Dauphin Island, NOW?

All along the Gulf coast, there is a normal realignment of value and wealth. The Gulf of Mexico, is a fantastic resource for building family memories and generational wealth. For the purchaser seeking golf course, water front or water view properties as well as those with dreams of docking your boat at your door, the time is ripe for coastal real estate. For a short period you can capture the option to employ federal GO Zone incentives. The window to qualify ends for Alabama very soon.
First, the weather we experienced during 2005/2006 was not very common but the reaction was rather normal. Glance along the Gulf coast after George or the coast of the Carolina’s after Hugo and you see a stagnation and retreat that lasted from 1 to 3 years. After this period we usually see a period of buyer interest leading to new building which translates into a resurgence in demand. Naturally it is impossible to predict the time frame but history has shown that coastal property has not lost it’s value for prolonged periods. As with any purchase you must know your tolerance of risk and to have an exit strategy.
Secondly, Dauphin Island is located in a region which has benefited from a realignment of population and business related to recent weather trends. Each week we see another large national company or multinational announcing a new industry, relocation or expansion. Just in Mobile county we see a new permanent workforce of 7000+ of new jobs at ThyssenKrupp’s new Mobile county steel mill. German steelmill. Industries as diverse as Aerospace (Airbus/EADS) and shipbuilding (Austal) are growing exponentially in the county. The Alabama industrial recruiting office just earned the highest awards for the quality and the quantity of new businesse which they bring to Mobile, Alabama and the state. Several of these new companies will bring executives who will want to have homes near golf/beach/boating. Their high wage structure will also make it possible for a large labor force to have the means to attain the dream of coastal property ownership.

Condominiums and Cottages, The rebuilding of the beaches of MS. and of Florida generally have concentrated on high density residences and condominiums. These are buildings have their place and we have a few splendid units here on DI but our special nitch is the rare single-family house on a 100ftx100ft+ lot with wide views of the Gulf and Sound, even if one is on a 6th tier lot. They will be even rarer in the surrounding communities due to the pressures of condo construction. Where else can you purchase developed Gulf Front lots in an established community for under 600K?
